Assess the property and make sure it's looking its best before marketing.
Provide guidance and ensure the property is compliant with all legal requirements.
Advertise the property across well known portals.
Ensure we have a sound knowledge of the property so we are well equipped to answer any questions any potential tenant might have.
Carry out accompanied viewings.
Relay tenant feedback.
Confirm tenant's suitability and carry out referencing.
Prepare tenancy agreement.
Collect and protect deposit in a recognised deposit protection scheme.
Collect and remit monthly rent received.
Arrange routine repairs (with landlord permission) and manage necessary works.
Undertake first 'settling in' inspection after one month and routinely every six months.
Ensure safety certificates remain up to date.
Carry out 'check out' report when tenant vacates.
Cross reference inventory with check out report to ensure property is left in similar standard.
Make any deductions from deposit if necessary.
